There are so many options.
Summer is the slowest time for resale home inventory in our area, but while we have dipped slightly in inventory for the year, (just over 4500 homes listed as of writing this), we are up 10% from this time in 2016 and up 3% from last year. That said, resale homes are far from the only option available to buyers right now. Building and developing has seen a sharp increase in recent years, and everything from affordable apartments to gated-community single family homes to ultra-lux condos are going up all over the place. If you don’t want the hassle of an older home, there are more than enough NEW options out there to satisfy any buyer at most price points.
Sellers are more realistic.
You can’t blame them really; they’ve been living in a glorious Seller’s Market for years, so it’s understandable it took sellers a while to adjust to this new climate in home sales. But as the number of days on market increases, sellers are forced to reconcile to the new truth: buyers have the advantage now and they either need to price to sell or prepare to wait.
“Far Away” has become close again.
Lorraine Blvd has connected from State Road 64 in Bradenton through Lakewood Ranch and Sarasota all the way down to Clark Rd (with a very tiny exception from Palmer Blvd to Fruitville that is easily worked around), bridging the eastern portions of both Sarasota and Manatee County for the first time ever. Lakewood Ranch Blvd is set to extend south to Fruitville Road. Even east-to-west our connectivity is smoother than ever, bringing previously isolated-feeling neighborhoods much more a part of the Greater Sarasota area. The areas south of Clark Rd., east of I-75, and Lakewood Ranch are all now booming with their own shopping, restaurants, and easy connectivity to the rest of town. As a result, the expanse of great options has only grown. And grown. And grown.
